How home-watch companies can prove every visit

ARMS Technologies · September 26, 2026

In short: Checklists and photos show a visit might have happened. What a home-watch company needs to prove presence, tasks and timing to owners and insurers.

Home-watch companies sell peace of mind, but what they hand over is usually a checklist and a few photos. That works until an owner makes a claim and the question becomes: can you prove the visit happened, when, and what was checked?

What a checklist can't prove

A checklist proves someone filled it in. Photos prove someone had a camera. Neither proves the visitor was inside the home for as long as the visit required, or that the visit happened inside the 48 to 72-hour window many policies expect.

The three things to prove

  1. Presence. The visitor was inside this home, at this time, for this long, verified independently rather than self-reported.
  2. Tasks. Each check was done, with time-stamped photos and, where useful, video with sound, such as taps running.
  3. Timing. No home went longer than its required interval between visits.

How ARMS does it

A sensor placed inside each home, confirmed by three independent location signals, records presence automatically. The visitor completes the checklist in the app with photos and video, and can leave notes pinned in place for the next visit. Each visit produces a one-page certificate for the owner. ARMS records visits; it doesn't decide claims.

Why it wins business

Owners compare home-watch companies on trust. A company that can show a verified record of every visit, the same day, stands out, and it gives estate lawyers, realtors and condo managers a reason to refer it.
